"Non-residential construction expanded slowly, led by office construction in the Chicago area" according to the Federal Reserve Beige Book.  Yet, in projects TRG Assessment Services reviewed in Oakland, Sacramento, Texas, Atlanta, New York, Washington, New Hampshire, Maryland and elsewhere across the U.S., we at TRG see cranes lifting workers to work on new construction.  TRG professionals also see continued remodeling of older commercial buildings and investors anxious to snap up commercial buildings for their portfolios often at considerably reduced prices.

Yes, it is true that TRG is producing property condition assessments on our share of foreclosed commercial properties, but when you see weakening markets, remember, many markets may be reduced in volume, but still ok.

A NEW ASBESTOS ABATEMENT SOLUTION

Hidden behind a sealed basement door we discovered a secret in a Texas office building.  "Why is this door locked?" a TRG professional asked the building manager as he tugged on the handle.  "Well," he said.  "We solved our asbestos problem that way." "Really? How?" we asked.

There had been an asbestos problem around the boiler and pipes in the basement and we had been shown the newer roof-top equipment in good condition.  Now we all stood  in the dimly-lit basement looking at this sealed steel door.  "Look, the door is welded shut" one manager said smiling.  "Why?" our TRG professional asked again.  "We sealed up the boiler and pipes with the asbestos around them good.  See. No more asbestos problems."

TRG ASSESSMENT SERVICES IS MONITORING THE SULLIVAN CENTER

In Chicago, Louis Sullivan, was a significant architect designing many enduring buildings such as the Auditorium on Michigan Avenue and in 1899 the Carson, Pirie Scott & Co. building at 1 South State St. TRG has been monitoring the conversion of this building from a department store to office space carefully preserving the Louis Sullivan details that make this building so distinctive.

The Art Institute of Chicago is leasing two floors of the building and has already moved its offices onto one floor.  The other floor will be used for the School of Fashion Design and is currently under construction.
