Property Condition Assessments

A critical component of any commercial real estate transaction is an accurate, technically up-to-date, clearly written PCA tailored to the client's needs.  TRG has 30 years of experience in reviewing every type of commercial structure from the Sears Tower, Merchandise Mart or Monadnock buildings to a recently reviewed 90 building residential unit in Texas with water seepage/mold problems in some of the basements. 

We have seen it all: high end multi-family residential in Manhattan with newly replaced roof problems, large developments in the Southwest with bullet holes in some of the units, top secret warehouses wanting to expand their facilities, assisted living properties, garages, shopping centers, multiplexes, hospitals, food franchises and...more...TRG has always worked nationwide. We reviewed properties in every State in the U.S. as well working internationally.

You won't find generic "cut and paste" reports at TRG. Our reports follow the standard ASTM  format but also address the specific needs of each client.

  • Our PCA reports are designed to be easy to read and include:
    comprehensive and detailed description of site, structure, enclosure systems, interior
    construction/finishes, plumbing, electrical, HVAC and life safety systems, paving, landscaping, utilities
  • TRG reports assess not only condition of the property but provide comprehensive photo descriptions
    of construction and conditions so the reader can understand the property fully
  • evaluation of the remaining useful life of major systems and components based on physical condition of components and their ages and project their replacement costs including age of systems, significant defects or deficiencies
  • review of department records and drawings, interviews with property managers and engineers
  • ENVIRONMENTAL ANALYSIS

Construction Lending

TRG provides national lenders and equity investors with our same 30 years of experience in monitoring complex development projects.  We provide technical development reviews, draw requests and are the owner's representative on the site each month.
